Dubai Metro Blue Line Project: A Game Changer for Dubai Real Estate


Dubai has once again reinforced its position as a global leader in urban planning and infrastructure. His Highness Sheikh Mohammed bin Rashid Al Maktoum has approved the Dubai Metro Blue Line, a major transport milestone that will significantly reshape mobility, urban growth, and real estate dynamics across the emirate.

Scheduled for completion in 2029, coinciding with the 20th anniversary of the Dubai Metro, the Blue Line is designed to support the city’s next phase of population and economic expansion, serving an estimated one million residents.


Project Overview

The Dubai Metro Blue Line will span approximately 30 kilometres and include 14 strategically located stations, connecting emerging residential, commercial, and educational hubs with Dubai’s established districts. The line will integrate seamlessly with the existing metro network through three major interchange stations:

  • Creek Station (Green Line)

  • Centrepoint Station (Red Line)

  • Dubai International City – Station 1 (Blue Line interchange)

A landmark iconic station at Dubai Creek Harbour will further enhance connectivity to one of Dubai’s most prominent waterfront master developments.


Two Strategic Directions

The Blue Line has been planned in two distinct corridors to maximise coverage and efficiency:



1. Al Jaddaf – Academic City Corridor

Originating from Creek Interchange Station on the Green Line in Al Jaddaf, this route passes through:

  • Dubai Festival City

  • Dubai Creek Harbour

  • Ras Al Khor

  • International City (1) – Interchange

  • International City (2) & (3)

  • Dubai Silicon Oasis

  • Academic City

This corridor directly supports residential communities, innovation hubs, and major education clusters, significantly improving daily commuting and long-term livability.


2. Rashidiya – International City Corridor

Extending from Centrepoint Interchange Station on the Red Line in Al Rashidiya, this route connects:

  • Mirdif

  • Al Warqa

  • International City (1) – Interchange

This alignment strengthens east–west connectivity and integrates mature residential areas with fast-growing mixed-use districts.


Direct Airport Connectivity

One of the most impactful features of the Blue Line is its direct connection to Dubai International Airport, linking the airport to nine key districts, including:

  • Mirdif

  • Al Warqa

  • International City (1 & 2)

  • Dubai Silicon Oasis

  • Academic City

  • Ras Al Khor Industrial Area

  • Dubai Creek Harbour

  • Dubai Festival City

This will substantially enhance accessibility for residents, professionals, students, and visitors, while reducing reliance on private transport.


Sustainability at the Core

The Blue Line sets a new benchmark in sustainable transport infrastructure. It is the first transport project in the region designed to fully comply with green building regulations, targeting Platinum Category certification.

This commitment aligns with Dubai’s long-term sustainability vision, reducing carbon emissions while promoting efficient, environmentally responsible urban growth.
